The Brown Sugar Pearl Latte great. I had it w/ caffeine and it wasn't overwhelming. 100% sugar was a bit too sweet for me

I love this place. The cozy ambiance, the food, and especially the Jasmine Dream. Everything is just so good! The drink was honestly so amazing that I came back twice in the same week just to have it again (and I don’t even live close by).

If you go, get the grilled pork bánh mì and a cold Jasmine Dream. Try to dine in if you can. You’ll get why I keep coming back.

The flavour is the tea is really nice. The owners were kind as well to allow me to order a large and split it in half for my kids. I got the trio milk tea myself, the toppings flavour and texture is great. Will come back when around the area.

The tea selection at Tea Time is chef’s kiss — truly impressive. I was looking for something bold and tea-forward, and the staff was super helpful in guiding me to the perfect choice. Ended up with the Osmanthus Whisper, and it hit all the right notes. Highly recommend this place for both the quality and the service! I will definitely come back to try the Labubu toppings

A small shop run by very friendly people. Been coming here for several months now. It is a treat for us.

We love the Banh Mi. Taste fresh & great both toasted & non-toasted, but especially toasted. Fresh bread bun, Vietnamese deli meat slices, daikon, carrot, cucumber, & Coriander, and hot spicy peppers if you like it spicy.

Croffles are a sweet snack, they have various flavour versions. My son likes the Classic. And they make the shop smell great!

There are great drinks too. My son's favorites are the Mango slush, Peach Blossum, & Osmanthus Whisper. My favorite is the Floral Dream with Jasmine Oolong and choice of tea jelly topping they make. I really enjoy the tea jelly as a drink topping. The few cold brew real tea flavour options have great fragrance and medium-strong taste the way we like it, and 30% sugar for myself or 50% sugar for my son. Keep in mind everyone has their own preference of tea flavour strength, so hope you will like their versions.

They are continously trying to improve their drinks & food, and provide best quality they can. And welcome any feedback. I would say they have put their heart & soul in their food & drinks.

It is a small shop, so have a bit of patience and give them a chance. They are more than happy to help you find a drink you might like and customize the sweetness or ice level as you would like.
